So as you can see, we are not just Greenhabbing and wishing for a larger profit. We are going off of this formula that your local appraisers must follow when assigning value to your newly completed green rehab project. It’s a beautiful thing!
The formula above makes it simple for us Green Real Estate Investors to understand what retrofits are important. It’s obviously going to be important to decrease the energy bills and increase the energy efficiency of a property right? This is where the dollar signs start to show up so make sure you are focusing on tightening the envelope of your green rehab project and installing materials that will dramatically decrease the energy bills of the home.
Another cool benefit of Greenhabbing is that you are creating a detoxified/healthy living and breathing environment for the tenant/end home buyer. Although this may not literally translate to more dollars by using a formula, having a healthy home is pretty important to most folks and many are willing to pay more to have that amenity.
Whatever you plan on doing, always talk to someone (like us) that has been there and done it wrong first so you don’t have to. We have been there and made the mistakes and that is how we learn right? Now that we have a formula and system to increase our profits on every deal that we do, it’s easier than putting together a chair from IKEA (well anything is easier than that haha…but you catch my drift).
Consumer demand is leading to many new homebuilders in making greener choices when building homes. Now that the bar is being set high (as well as consumer expectations) we need to make sure that we are doing our part as Greenhabbers to increase the efficiency of older homes so we can compete with these folks. The good news is that we can do it for a lot less money and have many more opportunities to turn old dilapidated properties into high performance/detoxified Greenhabbed properties for our tenants and end home buyers.
